    ~20 cars/hour of wash traffic, by the applicant's own estimate, adds directly onto an intersection already handling school drop-off and pickup traffic: more vehicles, and more time spent there, during the same hours.

  • On the record

    Even the Zoning Board's own chairman raised “the school across the street and the traffic” as a concern when the hearing opened.

This isn't a hypothetical. The filed site plan fails the Town's own stacking and parking requirements, through the latest revision.

  • §129-161

    28-space stacking shortfall. Town Code requires 20 stacking spaces per automatic bay, 40 total for this 2-bay proposal. The filed plan provides 12. Cars waiting for the wash are likely to back up onto Loughberry Lake Road or Maple Ave itself.

  • §129-174

    Front-yard vacuum parking violation. Town Code caps vacuum-station parking in the front/side yard at 33%. The plan puts 100% of vacuum parking in the front yard, unresolved as of the latest revision.

  • No study filed

    No independent traffic study exists. Despite the stacking and queuing risk above, no independent traffic impact study has been submitted, at an intersection that already carries school, commuter, and through traffic every day.

  • Applicant's estimate

    ~20 cars/hour, 10 per bay, busiest on weekends by the applicant's own projection, stacked on top of existing school and commuter traffic at the same corner.

The car wash's own water supply (not its wastewater) comes from a well, on the same shared aquifer neighboring homes already rely on.

  • Confirmed 5/28

    The facility's water supply comes from a well; wastewater is planned to tie into the Saratoga County sewer system, not the well, confirmed by the applicant at the May 2026 hearing.

  • Site grade

    The site sits at the bottom of a hill, on a local watershed, raising a runoff and contamination risk (oil, chemicals) that was raised directly in the hearing record.

~13,000 estimated gallons of well water drawn per day (~91,000 gal/week), based on the applicant's own figures for the new equipment: 62.56 gal/cycle × ~214 cars/day (107 cars/bay/day × 2 bays).

The Case Is Still Open

The Zoning Board of Appeals opened the public hearing on Appeal No. 2026-19 on May 28, 2026 and left it open without a vote. The case returned to the ZBA's agenda on June 25, 2026 and again on July 23, 2026, when about 80 residents turned out to oppose the variances — but no vote has been taken and official minutes from that session are not yet public.
